There are two different ways that builders charge for building custom homes, one is a cost plus approach, that is simply where they charge a certain percentage of what the total house costs. This is fine except there is a lot of room for dishonesty and price inflation in order for the builder to make more money. We believe that a fixed fee approach is better for everyone involved. The home owner knows how much they are paying the builder and the homebuilder is held accountable for keeping costs in line.

CR Thurman homes has a select number of lots available to build your custom home. However we can build on a lot that you currently own or can help assist you in purchasing land. There are a lot of little details to consider when buying land and our job is to help you make the best decision for your families needs.

House Plans

There are many available options when it comes to choosing house plans.

1.Stock Plans
Stock plans are by far the most cost effective and simplest way to choose a plan. The internet is a great resource to find plans as well as books and magazines. We can take a stock plan and make minor modifications to better suite your need. The cost of stock plans ranges from around $700 to $1500. We will be more than happy to assist you in picking the right plan for you.

2. Architect
This option is more expensive and more time consuming but is the best way to get the custom home you have always dreamed about. Using an architect allows you to sit down and design your home from the ground up. When you design your dream home it is important to consult with your builder to make sure your design will stay within your budget.

The Contract

Once you have decided on a plan we will meet and discuss any specific needs and desires for your house. We will then generate a formal budget for your new home. The budget will include all of your hard costs such as materials and labor, allowances for things like flooring, appliances, doors, plumbing and lighting fixtures, and hardware. In the budget will also be our build fee so you know right up front what we charge and so there are no surprises in the end. After you take some time to look over the budget a formal contract is signed.

After the contract and budget have been established and you have picked out your plan you then have everything you need to begin the construction loan process.  There are many different lenders out there and we encourage you to use someone you are comfortable with and can trust. We will assist you any way possible during this process.

Schedule

When you close on your loan then we will establish a schedule for your home and begin construction immediately. The average time frame is usually between 4 to 6 months depending on weather and customer selections.
